Two ways to get a new home here
Most new homes inside Viera's villages are sold by the community's authorized builders from a fixed set of plans on a lot the developer chose. Building on your own land works differently. Neither is wrong — they suit different buyers, and it's worth knowing which one you actually want before you tour a model.

Viera's new villages are developed by The Viera Company and sold through its authorized builders, so outside builders generally can't purchase lots inside them. If your heart is set on a specific new village, that's the route. If you want to own the land and control the house, that's where we come in.
The number that surprises buyers moving to Viera isn't the price of the house. It's the two line items underneath it. A builder's payment estimate usually shows mortgage plus HOA. In much of Viera East and Viera West there's a third layer: a Community Development District assessment that funds the roads, drainage and amenities, and it rides on your county tax bill until the bonds are retired.

This is worth saying plainly: on a parcel that sits outside a district, there is no CDD assessment. Plenty of land in older Viera East sections, in Suntree, in Rockledge and along the corridors just outside the master plan carries no CDD bond at all. You can live five minutes from The Avenue Viera and Viera Regional Park without one on your tax bill.

Scope, selections, and price go into your contract before construction starts. That keeps our interests and yours pointed at the same thing: your home, built right.
The 32940 area and everything around it
Viera sits in unincorporated Brevard County, halfway between Melbourne and Cocoa, with the Brevard County Government Center and the Brevard Public Schools district office inside it. Fifteen minutes to the beach, under an hour to Orlando. We build on lots throughout the surrounding area — Suntree, Rockledge, north Melbourne, Merritt Island — and on land you already own in the Viera area, subject to the applicable HOA or architectural review.

Before you choose
Inside Viera's newer villages, lots are sold by The Viera Company to its authorized builders, so an outside builder usually can't buy one. Everywhere else in the 32940 area you have options: build on a lot you already own subject to any HOA or architectural review, or build in the neighborhoods immediately around Viera in Suntree, Rockledge and north Melbourne. Tell us the parcel and we'll tell you straight whether we can build on it.
A Community Development District is a special-purpose local government created under Chapter 190 of Florida law that issues bonds to build community infrastructure. Most newer Viera East and Viera West neighborhoods sit inside a district, and the assessment typically runs about $1,000 to $3,500 a year on top of HOA dues. Parcels outside a district carry no CDD assessment at all. Always pull the CDD line from the Brevard County property record before you make an offer.
It depends on the lot, the plan and the finish level, and any honest builder will tell you a range rather than a number before seeing your site. What we can commit to is the process: scope, selections and price go into your contract in writing before construction starts, and any change after that goes through a written change order you approve and see priced. Viera East is the older side, generally east of I-95, developed from the 1990s, with established neighborhoods and mature landscaping. Viera West is the newer growth, with the villages currently being released. Both have district assessments across most neighborhoods, though some older Viera East sections and adjacent Suntree areas sit outside them.
Viera is served by Brevard Public Schools, whose district office is on Judge Fran Jamieson Way in Viera. Viera High School on Stadium Parkway serves much of the area. School zoning is set by address, not by neighborhood name, so confirm the assignment for a specific parcel with the district before you buy land.
