Suntree is close to built out, so the opportunity here is rarely a raw lot. It is the tired 1980s house on the good street. LINO Homes builds custom and semi custom homes in Suntree, including rebuilds on an existing lot, backed by a 2-10 structural warranty.
The Suntree reality
Suntree was laid out around its golf course from the late 1970s and filled in over the following decades. The mature oaks and the established streets are exactly why people want to live here, and they are also why you will not find many empty lots. Buyers who want a new home in Suntree usually get there one of three ways.
On a street you want, an older home can be worth less than the land under it. We assess whether the existing structure is worth keeping, extending, or clearing, and give you the number for each path before you make an offer.
Most Suntree neighborhoods have an HOA with an architectural review process covering elevations, materials, roof colour and setbacks. Plans get approved before permits. We build the review into the schedule rather than discovering it late.
Suntree has central water and sewer through most of its neighborhoods, which simplifies a rebuild considerably. Protected trees are the constraint instead, and removals need approval before anything comes down.
A 1980s slab, a 1980s panel and 1980s plumbing all have a remaining life. Sometimes a substantial remodel is the right answer and sometimes it is money into a wall you will regret. We tell you which, in writing, before you commit.
Codes, fees and departmental requirements change. Confirm anything above with the relevant building department before you rely on it, and never close on land without written answers.

One year of workmanship coverage, two years on systems, and ten years of structural coverage, backed by a third party, so your protection never depends on a handshake.
Built right, or it is on us
These are the standards every LINO home is held to, in Suntree and everywhere else we build. Hold your next builder to the same four.
Straight walls and level windows are not extras. Every frame is checked level, plumb, and square before drywall closes anything in. Bring your own level to a walkthrough. We mean that.
Every change goes through a written change order you approve, and see priced, before work continues. If anything is built off plan without one, making it right is on us, not on you.
Quality dies when builds are rushed to hit a quota. We schedule around the work itself, inspections, cure times, trade sequencing, and give you an honest timeline up front.
Scope, selections, and price go into your contract before construction starts. That keeps our interests and yours pointed at the same thing: your home, built right.
Suntree sits in unincorporated Brevard County just north of Melbourne, wrapped around the Suntree Country Club, with the Pineda Causeway giving a direct run to the beaches. We build throughout Suntree and across the surrounding area.

Before you choose
Yes, though usually not on a vacant lot, because very few remain. The common route is buying an older home on a good street and rebuilding, or substantially remodelling and extending it. Send us the address and we will tell you which of those makes financial sense before you make an offer.
In most cases yes, subject to your neighborhood HOA and its architectural review process, and to Brevard County permitting. Review approval comes before permits, so plan for it in the schedule rather than treating it as a formality at the end.
Most do, and the requirements vary by neighborhood. Expect an architectural review covering elevations, materials, colours and setbacks on any new build or major exterior change. Get the governing documents before you buy, not after.
Some older Suntree sections sit outside a Community Development District, unlike much of neighbouring Viera where district assessments are common. Confirm the CDD line on the Brevard County property record for the specific parcel.
Suntree is served by Brevard Public Schools. School zoning is set by address rather than by neighborhood name, so confirm the assignment for a specific property with the district before you buy.
