If the parcel lies seaward of the Coastal Construction Control Line, construction requires state authorisation through the Florida Department of Environmental Protection in addition to city permits. That is a separate process with its own timeline and it has to be planned for, not discovered.
A rebuild starts with a demolition permit and with disconnecting and later reconnecting utilities. Sometimes the existing slab, driveway or seawall can be reused and sometimes reusing them costs more than replacing them. We price both.

It is a line established by the Florida Department of Environmental Protection seaward of which construction requires state authorisation on top of local permits. Oceanfront parcels can fall seaward of it, which adds a separate approval process and time to the schedule.
If the lot sits in a mapped flood zone, the finished floor has to meet or exceed the base flood elevation, which on a rebuild often means a stem wall or piers. Pull the flood zone and base flood elevation for the parcel from the city or county before you commit.
