Why We Publish This List
Most of what determines how a house lives is decided long before you see it, in specifications you are usually shown after you have already signed. We would rather make those conversations visible earlier.
The final brands and products selected for your home are documented as part of the project. If an approved selection has to change because of a discontinued finish or supply delay, you see the proposed substitute before it is installed.

Exterior and structure
Everything on the outside of your house works against humidity, salt air, driving rain and UV at the same time, every day, for thirty years. These are the two products that take all of it first.
James Hardie
Fiber cement siding and trim
James Hardie fiber cement is one of the exterior systems we build with. It is engineered from cement, sand and cellulose fibre for coastal and high humidity climates.
It stays dimensionally stable through the heat and moisture swing, holds paint through Florida UV, resists impact, and carries Florida Product Approval for wind load. Termites have nothing to eat in it. Those are the four things we need from an exterior on the Space Coast.
One thing we will not gloss over: fiber cement resists water rather than repelling it, and it absorbs moisture through an unsealed cut edge. That makes it as much an installation product as a material. When it is selected, cut edges are sealed and flashing is checked at each window and door before the wall closes.
Therma‑Tru
Entry and exterior doors
Therma‑Tru is one of the fiberglass entry systems we work with. The door, frame, sill and weatherstripping are engineered and tested as one assembly.
Fiberglass holds its dimension through the humidity swing, so the door that closes properly in March still closes cleanly in August and keeps its seal against the frame. The insulating core keeps conditioned air where you paid to put it.
When it is specified, we use it as a complete system rather than sourcing the parts separately, because the seal only performs the way it was tested when the components were designed to meet each other.
Comfort and mechanical
Your air conditioner runs most of the year in Brevard County, which makes it the hardest working system in the house and the one you notice every month on the power bill. Serviceability matters here as much as the spec sheet does.
Carrier
Heating and air conditioning
Carrier is one of the HVAC brands we work with for a boring reason, while proper sizing handles the important one.
The boring reason: Carrier has broad service coverage and parts availability in Brevard County. That is the feature you care about at 4pm on a Friday in August.
The important one is matching the system to the actual house rather than relying on square footage alone. Getting that right is what lets the system run long enough to pull humidity out of the air, which in this climate matters as much as the temperature on the thermostat. From there, the available efficiency and zoning options depend on the project.
Moen
Plumbing fixtures
Moen is a frequent fixture choice for what happens in year four, not just what happens at the walkthrough.
Most residential Moen fixtures carry a limited lifetime warranty, and the replacement cartridges sit on shelves in hardware stores across Brevard. A worn cartridge in ten years stays an afternoon rather than becoming a project, and you keep the finish you chose instead of matching a new one across the house.
Faucets are the most touched object in a home, so we pick for serviceability first and let you choose the collection and finish from there.
Surfaces
Surfaces are the part of the house you touch and look at most, and the part hardest to change once it is in. Naming both suppliers up front means you know exactly what you are choosing between before you get to the selections appointment.
Pompeii Quartz
Engineered quartz countertops
Pompeii Quartz is one of the countertop lines available for LINO homes and a strong option for a hard-working kitchen.
Engineered quartz is dense and non porous, so it never needs sealing, resists staining and abrasion, and takes the heat, chemicals and daily wear a working kitchen actually delivers. Cleaning it is soap and water.
If it is selected for your home, your choices include colour, slab and edge profile. The range is wide enough that you are choosing rather than settling, and the final selection is documented for the project.
Emser Tile
Tile and natural stone
Emser Tile is one of the suppliers we work with for floors, showers, backsplashes and outdoor living areas.
The catalogue covers porcelain, ceramic and natural stone deeply enough that your whole house can be selected from one place, which keeps finishes coordinated room to room and lead times predictable against the build schedule.
When tile is ordered, keeping the full quantity and attic stock in a single lot helps maintain consistency across the installation and gives you matching material for a future repair.
Access and security
Two products every person in the house operates several times a day, for as long as they live there. Small line items with a very long tail.
Kwikset
Door hardware and locks
Kwikset re‑keyable locks are one of the hardware options we use, allowing you to retire construction keys yourself on handover day.
A lot of hands hold a key while a house goes up. Re‑keying takes minutes with the tool in the box, no locksmith and no appointment, and from that moment every key cut during construction is scrap metal. We would rather hand you that than ask you to trust a list.
You choose the style and finish across entry and interior hardware, and whether you want smart locks on the doors you use most.
LiftMaster
Garage door openers
We treat the garage as a main entrance, because in most Florida homes it is the door the family actually uses.
LiftMaster is one of the opener brands we work with, including models with smartphone control and open or closed status monitoring. You can check the door and close it from anywhere, which settles the question from the passenger seat twenty minutes down I‑95.
The drive type can also be selected against the floor plan. Where there is a bedroom or office over the garage, quiet operation stops being a preference and becomes an important part of the specification.
Protection
Florida Building Code section 1816 requires termite protection on every new structure with a foundation, and a licensed pest control company files a Certificate of Compliance with the building department before you can occupy. Here is what the process involves and one provider we work with.
Slug‑A‑Bug
Pest and termite control, Brevard County since 1982
Slug‑A‑Bug is one of the local termite and pest control companies we work with on LINO projects.
The Code's own training material is blunter about what a certificate buys you than most builders are. Creating the treated zone takes at least two separate applications during construction, more depending on the build. Any soil disturbed after the first treatment has to be retreated. The guide states plainly that you end up with a barrier with gaps, because it is almost impossible to build a house without them. Plumbing trenching, utility runs and regrading all happen after that first application.
Keeping the same provider involved through the required treatment stages helps preserve the treatment record, and Slug‑A‑Bug has worked Brevard since 1982 as the county's largest independently owned pest management company. Florida law also requires your pest control contract to carry a retreatment warranty, renewable annually. Ask us for your treatment records, not just the certificate. Ask every builder you are considering for theirs.

Questions About Materials And Brands
Can I choose different brands than the ones listed?
Yes. These are brands we know and have experience working with on the Space Coast, but they are not a universal specification for every LINO home. Bring us a brand you would prefer and we can price it and document the approved selection for your project.
Why is my new Florida house cool but still clammy?
Usually an oversized air conditioner. A unit that is too large cools the air quickly, shuts off, and never runs long enough to pull moisture out. It is a sizing question rather than an equipment question, which is why proper system sizing should account for the specific house rather than square footage alone.
Does a termite pre‑treatment certificate mean my house is protected?
It means the code requirement was met and documented, which matters, but it is not the same as a continuous barrier. The treated zone needs at least two applications during construction, and any soil disturbed afterwards by plumbing, utilities or regrading has to be retreated. Ask for the treatment records, not just the certificate, and keep your retreatment warranty current.
What happens if a product is discontinued mid build?
It goes through a written change order, the same as any other change. You see the substitute and the price difference and you approve it before anyone installs anything. For tile, ordering the full quantity and any attic stock in a single lot helps prevent dye lot mismatches.
Who holds the manufacturer warranties?
Where a selected product carries a manufacturer warranty, the applicable coverage is registered to you as the homeowner. That sits separate from and additional to the 2‑10 Home Buyers Warranty covering the home itself, which is one year of workmanship, two years on systems and ten years structural.
How do I compare this against another builder's specification?
Ask for a written brand list before you sign anything, and ask how the air conditioning is sized, how cut edges on fiber cement are sealed, and to see termite treatment records from a recent build. The brands we commonly work with are on this page, and the selections for your home are documented as part of your project.
