About LINO Homes
LINO Is Named After My Two Sons
Liam and Nolan. Li, No. I spent fifteen years building houses under other companies' names before I put my kids' names on one, and that was deliberate. It is harder to cut a corner on something that carries your family's name.
I am Mike Walsh. I was born and raised in Melbourne, Florida, I started out framing houses in my early twenties, and I have been on Space Coast job sites ever since. LINO Homes is mine, and when you call it, you get me.

How I Got Here
-
EARLY TWENTIES
Framing houses
I started on the framing crew. That is where you learn whether a wall is genuinely plumb, because you are the one standing there when it is not. Everything I check on a LINO home now, I check because I once had to build it.
-
CONSTRUCTION MANAGER
Maronda Homes
Moved off the tools and into managing builds for a national production builder. That is where you learn how volume homebuilding actually works: the scheduling, the trade sequencing, the systems that let you put up a lot of houses quickly.
-
SENIOR CONSTRUCTION MANAGER
LGI Homes
Senior construction manager for a second national builder. More volume, more responsibility, and a much clearer view of what gets sacrificed when the model is speed and a short list of options.
-
TODAY
LINO Homes
I always knew I could do more. So I put my sons' names on a company and started building the way I had spent years arguing for.
“I wanted to put more attention to detail and customization into the homes being built, rather than limiting the buyer to a few options.”
Mike Walsh, on leaving production building
What I Think Most Builders Get Wrong
01
Timelines nobody could hit
A schedule built to win the contract instead of to match the work. Inspections, cure times and trade sequencing take as long as they take. I would rather give you a date I can hold than one that disappoints you twice.
02
Expectations left unmanaged
Most of what goes wrong on a build is not a construction problem. It is a conversation that never happened. Telling you early when something has changed is part of the job, not bad news I am hiding from.
03
Transparency, or the lack of it
You should know what your allowances cover, what a change costs before it is made, and what is happening on your site this week. None of that is proprietary. It is just your house.
One rule I do not move on
Why I Will Not Pour Concrete On A Handshake
Building through a Florida summer is a challenge for anyone, because the weather is not negotiable. What you can control is how you plan and prepare for it. Here is one standard I hold, in Mike's words:
“I will not pour concrete unless the compaction test has been passed and the forms have been verified and approved by the EOR or surveyor.”
Mike Walsh, Founder & CEOIt sounds like a small thing. It is not. Builders in a hurry skip the compaction test or the form survey, pour the slab, and then discover the compaction failed, or that the entire house is sitting in the wrong place on the lot. Both have happened, on other people's jobs.
That is the whole argument for having a builder who is actually on the site. A lot can go wrong very quickly when the person managing the job does not know what is happening in the field and what is coming next. On a LINO home, that person is me.
BEFORE THE POUR
Compaction test passed
Called in and passed before any concrete is scheduled. Not after.
BEFORE THE POUR
Forms verified by the EOR or surveyor
Confirming the house sits exactly where the plans say, while it is still free to move.
BEFORE DRYWALL
Level, plumb and square
Every frame, checked before anything is closed in. Bring your own level to a walkthrough.
The line we do not cross
Cheap Materials, Cheap Labor
“I will not build a cheap house, nor will I use cheap labor or materials just to save a dollar.”
Mike WalshThat is easy for any builder to say, so here is how we make it checkable. We publish what goes into our homes: PGT impact rated windows and doors, IKO Dynasty and Cambridge roofing, Grove and Grantley shaker cabinetry, Shaw flooring, Goodman and Carrier HVAC, Moen fixtures, Samsung and LG appliances, Sherwin Williams paint, Amarr Lincoln garage doors, and Intercoastal pools.
Take that list to any other builder in Brevard County and ask for theirs in writing. The answer, and how quickly it comes, tells you most of what you need to know.
Before you have to ask
What A LINO Home Costs
Most builders will not put a number on a website. We will, because you are going to ask anyway and you deserve to know before you spend an hour on a call. The land drives the number more than the house does. The same home costs differently depending on where it sits.
| Area | Typical project range | What drives it |
|---|---|---|
| Palm Bay | $390,000 to $500,000 | Scattered Port Malabar lots, where utilities and site prep vary widely from parcel to parcel |
| Grant Valkaria | $700,000 and up | Larger acreage parcels, well and septic, longer service runs from the road |
| Melbourne Beach | $1,100,000 and up | Barrier island land values, flood elevation and coastal wind design |
These are real ranges from homes we have built, not estimates. Your number depends on your parcel, your plan and your selections, which is why we price the ground before we price the house, and why scope, selections and price go into your contract in writing before we break ground.
During the build
How You Will Actually Work With Us
01
You get the builder, not a rep
Mike runs every LINO project personally and is the person you deal with from the first site conversation through to the final walkthrough. One contract, one builder, one number to call.
02
Visit your site whenever you like
Come and watch your home go up as often as you want. We only ask that Mike is there with you, for liability reasons. Every job also runs through JobTread, so your schedule and paperwork live in one place rather than in someone's inbox.
03
Selections you can still change
Most choices happen in design and pre construction, which is what keeps the price firm. But tile, paint colour, countertops and fixtures can be finalised right up to drywall, because people change their minds and that should not cost you a fight.

Homes Designed Around The Family, Not The Plan
Alongside our Anjuna plan, we build one of a kind homes designed around the lot and the way a family actually lives. Two of them:
3969 Gardenwood
Fully custom. Designed around the lot and the family rather than adapted from an existing plan.
560 Dinner
Fully custom, taken from the first site conversation through to the final walkthrough by the builder himself.
Let's Talk About Your Build
Send me the address or the parcel number and I will tell you what I see, including when the answer is no. You will be talking to the builder, not a salesperson.
